    Description
    This project focuses on identifying and planning for future employment opportunities, specifically, the potential development of a new large-scale Industrial Business Park, similar in scale and scope to the Nisku Industrial Business Park in Leduc County. The proposed industrial park is to foster more sustainable, cost-effective, and productive industrial development that leverages the County’s strategic location, infrastructure, and regional economic strengths that supports not only the County’s future industrial needs but also the economic vitality of the surrounding region. The proposed site is envisioned to accommodate a diverse mix of industrial uses, including light, medium, and heavy industry, and serve as a relocation option for land-intensive operations currently situated in the Nisku Industrial Business Park. The successful consultant will possess deep experience in location analysis, infrastructure assessment, heat map development, and the provision of actionable, data-driven recommendations that support long-term, sustainable economic growth. Additionally, the selected firm must have a robust background in high-profile stakeholder engagement, including collaboration with major Industrial Parks developers and key players in diverse sectors such as energy, light to heavy industrial manufacturing, agri-processing, construction, and heavy equipment sales and services, among other innovative industries driving regional employment. This project will involve evaluating various potential sites under the assumption that the industrial park will be a fully serviced business park with municipal and regional infrastructure. Additionally, the study will project the total land requirements for the park, drawing from historical trends and future industrial land demands. It will also assess the County's total need for industrial and fully serviced land over the next 50 to 100 years, along with the expected employment generation potential of the proposed park.
