    Brief Description of Work

    The scope of work includes the following:

    Radon Mitigation Field Design:
    •             Conduct one site visit to identify any specific building characteristics that may affect the design, installation, and effectiveness of the mitigation system.
    •             Confirm with site personnel if the building has any as-built drawings on site that could assist in design of radon mitigation system.
    •             Retain the services of a public utility locator (i.e. BC 1 Call) and a private locator to identify the locations of buried utility services which extend into the building. Certain underground utilities (especially if constructed of plastic, fibreglass, clay, concrete pipe, repaired lines, etc.) cannot be located by standard locating practices. Coordinate with the Site owner or Site representatives to identify locations of potentially untraceable buried utilities.
    •             Conduct diagnostic testing (sub-slab pressure field extension) as required. If required, drill small 3/8” drill holes through the basement floor slab or ground floor slab to see where the best draw or communication to the underlying soil/fill below occurs. This will assist in the selection of the most effective fan, pipe size and installation point(s) for the mitigation system and avoid unnecessary energy costs in the future. The holes through the slab will consist of one 5 inch hole used as a suction point, and potentially eight additional 3/8 inch holes at the extremities of the slab in order to measure pressure differences and air flow under the slab. These holes are to be sealed after testing with a fast-setting hydraulic cement.
    •             Ensure every effort will be made to minimize any damage to utilities or floor coverings in the buildings because of the radon mitigation design work.
    •             Identification of potential radon entry points and determine the best mitigation system for the buildings along with the location for the mitigation system(s) chosen.
    •             Identify suspect hazardous building materials that may potentially be disturbed as a result of the installation of the radon mitigation system(s). This may include the sampling and analysis of building materials for asbestos content and paint for lead content.
    •             Review the current building systems that would be affected by the proposed radon mitigation system(s). This includes but is not limited to:
    o            A review of the existing electrical panel may be required to confirm if current electrical load can support the proposed mitigation system(s)
    o            A review of the existing building envelope assembly, where the proposed radon mitigation system penetrates through the building’s exterior walls, roof, slab, or basement walls/foundation.
    •                Discuss the location of the Radon mitigation system on site with the building owner and occupant if the proposed mitigation system will be installed in a finished space (i.e. closets, bedrooms, etc.)
