Construction – Prince George Aquatic Centre Renovation

Description
The City of Prince George requires Construction services for the renovation of the Prince George Aquatic Center (PGAC).
The Aquatic Center was constructed in the mid 1990’s. The building envelope has failed, and requires extensive repair/replacement. Additional scope items include HVAC, hydronic system work, new DDC controls, plumbing fixtures, interior finishes, millwork, electrical (including new pad mounted transformer), lighting, pool tank tile repair/installation, and new water toys installation. Due to the length of construction period, the pool filters and media will also need to be replaced.
City forces will be used to complete a portion of the work (landscaping, irrigation, and site restoration, concrete – flatwork and asphalt paving).
The building operations will be shut down during construction. There are two summer events currently scheduled that cannot be adjusted, as such, we are planning to shut the building to the public on September 1, 2025. Once the building has been closed, the contractor will have full access for their activities.
The current Class B construction estimate is $28,000,000. This does not include escalation nor contingencies.
Tender documents will be available after January 1, 2025.
This RFPQ is intended to pre-qualify up to five (5) Respondents for an Invitation to Tender (“ITT”) process (posted separately on the Bidding System at a later time), which in turn may ultimately lead to Contract negotiations, or to the creation of a Contract without negotiations. The City also reserves the right to proceed directly to Contract negotiations without an ITT, if this RFPQ process leads the City to conclude that only one Respondent is qualified to perform the Work, for example. The City plans to apply certain desirable criteria to evaluate the submissions received in response to this RFPQ, primarily concerning the capability of each Respondent in relation to the Work, as set out in further detail in this RFPQ. In addition, certain Mandatory Requirements will apply.
