    Description
    This contract was awarded to:
    BIRD CONSTRUCTION GROUP


    the existing pool, an open public lounge, and administration area, and community kitchen. The 
    addition will be of steel construction with concrete hollow core floor structure over cast-in-place 
    grade beams and piles. Building addition will be provided with a new crawlspace.
    (b)   The small addition to the east replaces an existing staff room with an office and new staff 
    room. The small addition will be of steel construction on a structural concrete slab.
    (c)    The project includes an interior renovation to the hall and hall washroom, including the 
    demolition of the raised stage. Gender specific washrooms and existing kitchen will be renovated to 
    become universal washrooms (gender neutral). The hall will receive new flooring and paint refresh, 
    along with connections to a new kitchen and to multipurpose room #3 in the primary addition.
    (d)   Existing mechanical and electrical systems are being expanded to service the new additions 
    and renovated areas, including a new rooftop make-up air unit to service the kitchen, and fixtures 
    and equipment to suit the new layout.
    (e)   Site work includes slight relocation of an existing natural gas line to accommodate the Work, 
    new lighting to suit the new parking lot layout, new concrete curbs, and new soft landscaping 
    against the building and within parking aisle curbed islands.  A landscaped allee will be created 
    to establish a connection between Ness Avenue and the main building entrance.

    D3.3        The sustainability goal of the Project is to achieve LEED silver certified.

    D3.4        This is a multi-phased project with a fully occupied building during construction. 
    Phasing of the Work is to be coordinated by the Contractor.  Prior to the start of work, the 
    Contractor’s proposed phasing plan is to be reviewed by the City and the Contract Administrator to 
    coordinate City programming.  The Work shall have minimal impact on City programming.
