    Description
    This ITT is an invitational solicitation run via one of BC Housing’s region-specific prequalified rosters for Prime Contractors. This second stage ITT has been posted publicly to enable Subcontractors and/or Trades who are interested in participating in the project to connect with the invited prequalified Bidders listed below.

    Only the invited, prequalified Bidders listed below may participate in the bidding process and attend the mandatory site visit.

    Site visits begin promptly at the time, date and location specified above.

    A sign-in sheet will be provided, and all Bidders are required to sign in. Note that submissions will only be reviewed for those Bidders who have attended and signed the sign-in sheet. No exceptions to this will be permitted.

    All questions and enquiries from the site visit must be submitted to the ITT Contact person prior to the date and time as per section 3.2 Timetable.

    Representatives of your firm attending a site visit must provide and wear appropriate Personal Protective Equipment.

    Brief Description of Work
    The Work consists of multi-scope upgrades to the building, including building envelope, interior, mechanical, electrical, and elevator modernization.

    The Work includes, but is not limited to, the following:

    Building EnvelopeReplacement of main low-slope and sloped roof assemblies, including shingles, SBS membrane, sheathing, insulation, flashings, vents, drains, and overflow scuppers
    Interior UpgradesReplacement of kitchen counters, cabinets, and sinks Replacement of flooring in all suites and common areas Replacement of tub surrounds, including new drywall and grab bars Full interior painting, including surface preparation, repairs (cracks, joints, damage), priming, and application of two coats of paint Installation of new drywall tape, mud, and fire-rated sealant in attic spaces to seal all gaps and penetrations
    MechanicalFull replacement of domestic water piping throughout the building Supply and installation of a new split heat pump for the Amenity Room Supply and installation of a new heat pump make-up air unit Supply and installation of a new heat pump domestic hot water system Supply and installation of new bathroom exhaust and kitchen hood fans Supply and installation of new kitchen sinks and faucets
    ElectricalReplacement of bathroom and kitchen exhaust fans Electrical connections and support for new mechanical systems, including: Split heat pump (Amenity Room) Make-up air unit Domestic hot water system
    Elevator ModernizationModernization of the existing hydraulic elevator, which has exceeded its service life
    The estimated time frame of construction is to be completed in 12 months with mobilization in the late summer or early Fall (i.e. August 2026).
