Description
1. Purpose
Construction of Tenant Improvements in an existing community health care building. Work will include selective demolition of an existing Reception Area and Waiting space, and refitting the space with new millwork, partitions and doors, and general re-finishing including painting. The re-fit work will also include new electrical, including new lighting and wiring for updated information technology equipment and electronic hardware.
Work of this contract will also include additions to the existing security systems throughout the building, including additions to the existing access card readers, panic alarms and CCTV cameras. Refer to drawings and specifications provided by the Electrical Consultant for the project.
The Work will also include replacement of rooftop air handling units, and associated ductwork and roof drainage required by the replacement of same. Refer to the Mechanical and Electrical Consultants’ drawings and specifications for the project.
The construction of this Group D Medical Offices space, will conform to the requirements of the City of Vancouver Building Bylaw 2019. Tenant Improvements will typically be of non-combustible construction. The spaces are presently sprinklered; however some alterations and additions to the existing sprinkler system may be required, as will alterations to the existing fire alarm and detection system.
2. Eligible Bidders
Only Bidders pre-qualified by the Health Organization in the following discipline may submit a Tender in response to this ITT:
Discipline: General Contractor (Prime Contractor/Bidder)
Qualification Range: Acute/ Non-Acute Care Greater than $150,000
Discipline: Mechanical Contractor (Sub-Contractor)
Qualification Range: Acute/ Non-Acute Care Greater than $100,000 & Haakon Mechanical Services (Selected by Project Specific RFPQ process Ref # E297-00RFPQ)
***Note: Mechanical Contractors must bid through Bid Depository (BOBS) see A.5.
Discipline: Electrical Contractor (Sub-Contractor)
Qualification Range: Acute/ Non-Acute Care Greater than $100,000

3. Bidders Site Visit
A site visit of the proposed work will take place as follows:
Date: September 6, 2022
Time: 8AM to 9AM
Meeting Location: meet outside of the main entrance
Address: 569 Powell Street, Vancouver
This site visit is not mandatory but attendance is highly recommended for key personnel from each Bidder so that site conditions pertaining to the Contract may be carefully reviewed. Bidders who do not attend will be deemed to have attended the site visit and to have received any and all of the oral and written information given at such visit.
