    Description
    This ITT is an invitational solicitation run via one of BC Housing’s region-specific prequalified rosters for Prime Contractors. This second stage ITT has been posted publicly to enable Subcontractors and/or Trades who are interested in participating in the project to connect with the invited prequalified Bidders listed below. Only the invited, prequalified Bidders listed below may participate in the bidding process and attend the mandatory site visit.

    Site visits begin promptly at the time, date and location specified above.

    A sign-in sheet will be provided, and all Bidders are required to sign in. Note that submissions will only be reviewed for those Bidders who have attended and signed the sign-in sheet. No exceptions to this will be permitted.

    All questions and enquiries from the site visit must be submitted to the ITT Contact person prior to the date and time as per section 3.2 Timetable.

    Representatives of your firm attending a site visit must provide and wear appropriate Personal Protective Equipment.
    Brief Description of Work
    The work includes a Building Envelope Remediation and as further set out at Appendices:
    1. Appendix E – Specifications and Drawings
    2. Appendix C – Alternative Price Form C3
    3. Appendix C – Separate Price Form C4

    Archibald Blair Elementary School was originally constructed in 1995/96. The entire building is a two-storey structure with steep sloped main standing seam metal roofs with a number of low slope auxiliary roofs over lower-level buildouts. The first and entire second level, plus gable ends, exterior cladding is face-sealed stucco. The lower section, generally to windowsill level, of the first-floor cladding is brick veneer with transitions to the upper section of stucco.

    The main scope of work is a Building Envelope Remediation consisting of cladding replacement to a rain screen stucco, window replacement on the 2nd level, fascia replacement, flashing replacement, stucco soffit replacement. Paint all ground floor cladding and metal doors.

    Existing light fixtures to be removed, disposed of and new light fixtures (supplied by the School District) to be installed.

    Provide an Alternative Price for the installation of Aluminum Composite Panel cladding in-lieu-of Rainscreen Stucco Cladding.

    Separate Price for replacement of 1st floor windows.

    Separate Price for replacement of steel doors and frames.

    Notice of Award anticipated in March 2024. The project award timeline to facilitate pre-order, and pre-site work of critical path materials supply (i.e. windows) as necessary to complete the work within the expected between Late May and September 1, 2024. All pre-construction site related work (i.e. measurements, site protection, scaffolding etc.) required before this time period is preferred to be coordinated with the with the School District #38 for after school hours where possible.
