    Description
    This ITT is an invitational solicitation run via one of BC Housing’s region-specific prequalified rosters for Prime Contractors. This second stage ITT has been posted publicly to enable Subcontractors and/or Trades who are interested in participating in the project to connect with the invited prequalified Bidders listed below.

    Only the invited, prequalified Bidders listed below may participate in the bidding process and attend the mandatory site visit.

    MANDATORY INFORMATION MEETING
    Bidders must attend a site visit on the specified date and time below:

    Location of Site Meeting: Doug Drummond - 6038 Imperial St., Burnaby (by main entrance)

    Site visits begin promptly at the time, date and location specified above.

    A sign-in sheet will be provided, and all Bidders are required to sign in. Note that submissions will only be reviewed for those Bidders who have attended and signed the sign-in sheet. No exceptions to this will be permitted.


    All questions and enquiries from the site visit must be submitted to the ITT Contact person prior to the date and time as per section 3.2 Timetable.

    Representatives of your firm attending a site visit must provide and wear appropriate Personal Protective Equipment.

    Brief Description of Work

    The work includes MUA Replacement & Electrical Service Upgrade and as further set out at Appendices:
    1. Appendix E – Specifications and Drawings

    Doug Drummond is located 6038 Imperial St, Burnaby. The building was built in 1975 and is consisting of 125 units. The building has gone through the building envelope rehabilitation in 2021 and two MUA units were placed in 2023.
    Based on the age of the building and the existing hazmat inventory, the building components in the building contain hazardous materials. Contractor should assume the building components contain hazardous materials unless tested otherwise.
    Contractor should not overload the materials on the roof and the materials should be evenly distributed.
    Contractor should protect the roofing by installing the plywood.
    Contractor should implement HOT WORK PROCEDURE for torching for the roofing work and should carry proper insurance to cover the wood framed building and torch work.

    Ainsworth Inc. is the base building DDC control contractor. The base building contractor should be engaged for the controls scope.
     
    • Remove 3 existing MUA’s and replace with new Make-Up Air units including electrical, controls (DDC) and seismic supports.
    • Connect new MUA units to the existing control system and adjust control sequencing.
    • Connect new units to the fire alarm system so that the units can be shut down in case of fire/smoke presence signal.
    • Construct new electrical room.
    • Upgrade the main electrical service to the building.
    • Doug Drummond is an occupied building. Any service interruption will require advance notice to the owner / consultant. 
    • Provide temporary generator(s)/lighting to power the building while BC Hydro service upgrade is proceeding.
    • Dedicated Tenant Coordinator is required during the power outage and storage locker removal to assist the tenants.
