    Proponents must attend viewing the facility on the specified date and time below.

    Site visits begin promptly at the time, date and location specified above.

    A sign-in sheet will be provided, and all Bidders are required to sign in. Note that submissions will only be reviewed for those Bidders who have attended and signed the sign-in sheet. No exceptions to this will be permitted.

    All questions and enquiries from the site visit must be submitted to the ITT Contact person prior to the date and time as per section 3.2 Timetable.

    Representatives of your firm attending a site visit must provide and wear appropriate Personal Protective Equipment.

    Brief Description of Work
    Based on records reviewed, the site has been occupied by the existing building since 1912. The existing building has been occupied by various hotels, beer parlours and pubs, cigar shops and a bakery; and in the 1930s a machine shop was present in the basement at the north side of the building. Prior to 1912, historical street directories suggest the Site may have been occupied by residences and/or companies (i.e. real estate companies). Formerly the Ramada Hotel, now renamed the Cow’ aa, currently contains 80 guest suites, each with their own ensuites. The six storeys, 45,864 square feet building had a major renovation occurred in 1997 and subsequently minor interior upgrades throughout the years.

    The following are some of the key elements of the Deliverables
     
    1. Engage a qualified Professional to conduct a hazardous material survey and inventory. Coordinate with the qualified Professional to create an abatement Scope of Work that will be included in the construction tender.
     
    1. Liaise with the Authority Having Jurisdiction regarding change of use, occupancy, zoning, and additional work required such as service upgrades, structural/seismic, energy, life-safety, etc.
     
    1. Redesign of the floor plan layout (tenant suites) to suit both BC Housing and the housing operator’s need. Design layout to be discussed at future consultant-client design meetings.

    Tenant Bathroom scope:

     
    • Fix and prepare the trim, walls, and ceiling for prime and paint
    • Replace (doors, kick plates, frames, casing, window sills, and etc.) as required

    Replace existing with new:
    • Toilets
    • Shower surround/base unit and related fixtures
    • Stainless steel vanity and related fixtures
    • Washroom accessories (mirrors, towel bars, shower curtains/doors, toilet paper holder, robe hooks)
    • Replace plumbing pipes where accessible due to condition and age
    • Move or relocate plumbing sanitary and supply lines as required to suit layout

    Addition of
    • Floor drains with a trap primer (flooring to slope towards drain)
    • Waterproofing membrane layer and coved flooring
    • FRP wall panels in the washrooms
    • Bathroom ventilation fan (verify if one exists)

    Tenant rooms:
    • Fix and prepare the trim, walls, and ceiling for prime and paint
    • Replace (doors, kick plates, frames, casing, window sills, and etc.) as required
    • Review the electrical loads and design for additional circuits as required for tenant use
    • Replace existing floors with flash coved flooring with bug caulking
    • Address any fire separations/stopping issues
    • Address any existing mold issues behind the wallpaper
    • Replace existing heating units (if missing)
    • Replace existing window furnishings (blinds/shades and window hardware)
     
    1. Implement cooling in the administrative, common spaces
     
    1. Review electrical panel boards, branch wiring, and upgrades to include individual suite circuit breakers for microwave and fridge in each unit. Review and increase electrical provisions for the future CRU.
     
    1. Review the conditions of existing suite level space heating equipment and make recommendations to achieve better quality service and energy efficiency.
     
    1. Review existing lighting and make recommendations for replacements in line with the BC Housing Design Guidelines and Construction Standards.
     
    1. Review the existing building envelope assembly (roof and window related) and implement a solution to:
      • Improve operable window safety to prevent people from climbing in and out
      • Replace the existing roof assembly (inclusive of the skylight) and the removal of old HVAC equipment
      • Investigate and repair the foundation wall cracks that are causing leaks in the basement
      • Repair the front entrance storefront (may require a heritage review/permit)
     
    1. Review the existing door hardwares and implement new tie-ins to the existing system and fire exit hardware interlocked into the fire alarm system
