Roof Replacements – BC18 and BC24 – Beaver Creek Institution - Minimum

The Correctional Service Canada (CSC) requires a qualified contractor to complete the Roof Replacement for buildings BC18 (Unit 2) and BC24 (Unit 3) at Beaver Creek Institution.

Objectives:
CSC requires a qualified contractor to replace the existing aged asphalt shingle roof with a durable standing seam roofing system that enhances the structural integrity, improves weather resistance and reduces long term maintenance costs.

Deliverables:
a)The Contractor must ensure that all employees performing work at elevated heights have a valid Working from Heights certification.
b)The Contractor must provide all required equipment, including their own equipment for working at heights to complete the work in the project.
c)Measurement & Verification
1.Verify all roof dimensions and conditions prior to ordering materials and commencing work.
d)Preparation
1.Inspect the roof deck and structure for damage, rot and deficiencies. Report any necessary repairs and provide a quote for additional work.
2. Remove existing vents.
3.Ensure the roof deck is clean and suitable for installation.
e) Installation
1.Supply and install a full-coverage synthetic roof underlayment beneath the metal roofing system across all roof areas
i. Underlayment must be premium grade, non‑perforated synthetic material suitable for use under metal roofing systems
ii. Minimum material weight of approximately 200 g/m² (or equivalent)
iii. Underlayment must provide a continuous secondary water‑shedding barrier over the entire roof deck
iv. Material must meet or exceed industry standards for water resistance, tear strength, UV stability, and slip resistance
v. Installation must be completed in strict accordance with manufacturer’s specifications
vi. Contractor must provide a minimum two (2) year transferable labour warranty covering installation of the underlayment system
2. Install ¾” strapping at manufacturer recommended spacing and orientation for the standing seam system.
3.Install 2” drip edge around the entire perimeter.
4. Supply and install the new snap-lock standing seam roof system, including all accessory components:
i. Panels: 24” wide, minimum 24-gauge (0.7mm) gauge thickness.
ii. Finish: Hot-dipped zinc coated steel with factory applied colour finish.
iii. Attachment: Hidden clip system; all fasteners and components must be corrosion resistant.
5. Supply and install new roof vents, flashing and transitions to match the new roof colour.
6. Provide colour samples to the Site Authority for approval prior to fabrication.
7. Install appropriate sealants for a weather tight finish.
8. Supply and install snow guards at all roof edge areas to prevent snow and ice overhangs and uncontrolled shedding
i. Installation must include continuous coverage along the full perimeter of all roof sections, not limited to doors or designated walkways
ii. Snow guard layout and spacing must be designed to provide effective snow retention across all roof edges
iii. System must be compatible with the installed metal roofing system and designed to avoid damage to roof panels or fasteners
iv. Installation must be completed in accordance with accepted industry best practices for metal roofing systems and to maintain roof system integrity and performance
f) Compliance & Quality
1. All materials and installation must comply with the manufacturer’s specifications.
2. Provide written warranties for materials, finish, workmanship and service life.
g) Site Management
1. Protect surrounding property during work.
2. Maintain a clean worksite and secure materials to prevent wind damage.
3. Dispose of removed roofing material in accordance with environmental and local regulations.
4. The building will be occupied during installation, so the entrance must be protected against falling material. The emergency exits must remain usable throughout the project.
