DESCRIPTION OF PROCUREMENT
Title: Interior Renovation of the Fir Hall South Residence Townhouses
The Design and Construction Management Department at the University of Toronto Scarborough (UTSC) requires general contracting services for the interior renovation of approximately 866 square meters (m2) to upgrade 11 units of the Fir Hall Townhouse residences on campus. Proponents are to refer to Attachment 1 Description of Goods / and Services and appendices for details.
Scope of Work Highlights:
- Abatement of asbestos containing flooring
- Clean demolition of flooring
- Provide new flooring
- Provide new kitchen cabinets
- Provide new bathroom and kitchen plumbing fixtures
- Provide Bathfitter and accessories
- Replacement of light fixtures
- Painting and other finishes

MILESTONE SCHEDULE

Substantial Performance August 14, 2026
Occupancy August 17, 2026
Ready-for-Takeover October 17, 2026
EVALUATION CRITERIA
The evaluation criteria and weightings to be applied are as follows:
- Technical
- Experience and Qualifications (25 points)
- Project Personnel (15 points)
- Project Understanding and Schedule (20 points)
- Financial
- Pricing (40 points)
- Completed submitted and signed CCDC 11-2019 Contractor’s Qualification Statement (Pass/Fail)
- Provided a Surety Agreement indicating a 50% Performance Bond and a 50% Labour and Material Payment Bond. (Pass/Fail)
- Other Requirement:
- Attendance at the Proponents Meeting (Pass/Fail)
