Quittenton Hall RTU Replacements – Phase 1 and Phase 2

    Description
    The Purchaser is seeking Proposals from qualified and experienced Proponents to complete work for the replacement of Roof Top Units (RTUs) at the St. Clair College Student Residence - Quittenton Hall, located at 3995 Geraedts Dr., Windsor, Ontario N9G 3C3. This student residence is situated on the St. Clair College South Windsor Campus at 2000 Talbot Rd. West, Windsor, ON N9A 6S3. The RTU replacement will be completed as part of a two-phase project.

    The scope of work includes:

    Base Proposal - Phase 1
    Replacement of two (2) RTUs, MUA-1, MUA-2, along with associated exhaust fans EF-6, EF-7, EF-8, EF-9, EF-10, EF-11, and EF-17.
     
    Optional Proposal - Phase 1 and Phase 2
    Replacement of four (4) RTUs, MUA-1, MUA-2, MUA-3, and MUA-4, along with associated exhaust fans EF-1 through EF-19.

    The scope of work includes but is not limited to the following:
    • Coordinate crane location and timing with the Purchaser to ensure lifting operation does not conflict with the Purchaser’s operations.
    • Remove existing make-up air units, disconnect and secure existing gas piping, power and controls wiring.
    • Expose roof areas to enable installation of new roof curbs for make-up air units.  The Preferred Proponent is to ensure work is completed without risking water penetrating inside the building.
    • Remove existing exhaust fans where shown on drawings.
    • Replace exhaust fans as noted.
    • Connect fresh air supply ducts from new make-up air units to existing supply air risers.
    • Reconnect gas piping and power to new make-up air units.
    • Upgrade controls as required for the new make-up air units and exhaust fans.
    • Provide as-built drawings to consultants once work is completed.
    For drawings and specifications, please refer to Appendix A: Mechanical and Electrical Drawings and Specifications.

    The term of the Agreement shall run from the date of award through to the date of substantial completion, which must occur prior to March 31, 2027.  Additionally, the Preferred Proponent shall guarantee all work, equipment and materials for one (1) year from substantial completion of the Agreement. The Preferred Proponent shall guarantee the unit compressors for five (5) years from substantial completion of the Agreement.

    The Purchaser expects the Preferred Proponent to maintain sufficient resources to fulfill all service requirements, including but not limited to, onsite meetings, shop drawing reviews, procurement activities, ongoing communication regarding delivery timelines, installation, commissioning, and warranty support.

    A maximum four‑hour response time is required for any operational concerns.
