TITLE: Laboraborty Appraisal Services, Winnipeg, Manitoba 
REQUIREMENT:
Public Works and Government Services Canada (PWGSC) requires a
Full Narrative Appraisal Report for the property located at
435/445 Ellice Avenue in Winnipeg, Manitoba. The property
consists of two office/laboratory buildings and one common
parkade under one title. An appraisal to estimate the market
value of the property for disposal purposes is required based on
the highest and best use. The report is to estimate a Market
Value for the land and improvements as of the inspection date.
The appraisal report is to be completed in accordance with the
"PWGSC Valuation Guidelines 1B1". The report must also comply
with the Canadian Uniform Standards of the Appraisal Institute
of Canada. 
MANDATORY CRITERIA:
a) Education: Must have an appraisal designation as an
Accredited Appraiser of the Canadian Institute (AACI) or
equivalent real estate appraisal designation such as Order of
Chartered Appraisers of Quebec (ÉA designation) Royal Institute
of Chartered Surveyors (MRICS) or Appraisal Institute (MAI).
 b) Confirmation that the bidder has not been involved in the
valuation of the subject property within the past five years
from date of this solicitation.
