Description
The purpose of this Negotiated Request for Proposal is to solicit proposals from prospective construction management firms with a successful track record of providing Construction Management At-Risk Services for the fast-track delivery of VIU’s new student housing building. VIU requires Construction Management At-Risk Services for the design, construction, and occupancy of VIU’s new student housing building on the main Nanaimo campus.
The project entails a new, nine storey, 266 bed Mass Timber facility including a student lounge, kitchen and amenity spaces, a commercial dining hall with seating capacity for 200, Student Housing Office and public realm improvements all designed and built to LEED Gold standard (not certified) and BC Energy Step Code 4 requirements including expansion of VIU’s existing geo-exchange District Energy System (DES). The project construction budget is $63.149 million (includes $3.9 million for DES development and expansion). The current approved schedule targets a May 2025 Substantial Performance date for student occupation in August 2025.
It is a requirement of this NRFP that the Construction Manager At-Risk fulfil the role of Contractor on the Project and be responsible for retaining, leading, organizing, coordinating, and managing a construction team of all required Sub-Contractors and suppliers.
VIU anticipates entering into negotiations with the selected Proponent(s) and executing a contract for an initial term from time of award until student move-in and full business operations, including contract close-out and warranty period.
