    Description
    This ITT is an invitational solicitation run via one of BC Housing’s region-specific prequalified rosters for Prime Contractors. This second stage ITT has been posted publicly to enable Subcontractors and/or Trades who are interested in participating in the project to connect with the invited prequalified Bidders listed below.

    Only the invited, prequalified Bidders listed below may participate in the bidding process and attend the mandatory site visit.

    Site visits begin promptly at the time, date and location specified above.

    A sign-in sheet will be provided, and all Bidders are required to sign in. Note that submissions will only be reviewed for those Bidders who have attended and signed the sign-in sheet. No exceptions to this will be permitted.

    Brief Description of Work
    The work includes Roof Replacement, Electrification, Mechanical Upgrade & Site Work and as further set out at Appendices:
    1. Appendix E – Specifications and Drawings
    Rosewood Towers, 6200 & 6220 Blundell Road, Richmond, BC, built in 1976 are a supportive senior housing complex consisting of two 7-sotrey towers constructed concrete block and pre-stress span deck slab over concrete foundation. There are 176 units (56 bachelor suites & 120 one-bedroom units). Heating and hot water is provided by condensing boilers in each building. Hallway ventilation has recently been upgraded to a heat pump make up air unit servicing the corridors from the roof. The two elevators in 6220 also have been upgraded.

    Based on the age of the building, existing inventories, pre-reno hazmat survey, building components in the buildings are to be assumed containing hazardous materials unless test otherwise.

    During the course of construction, the tenants will occupy the buildings. Contractor must phase the work to minimize the disruption to the tenants.

    Contractor is required to arrange and facilitate two (2) tenant information meetings before commencing the construction.

    Dedicated full time tenant coordinator is required during course of construction.

    Contractor is required to supervise and coordinate Telecommunication companies’ contractors during the roofing work.

    Contractor is required to facilitate the commissioning by the commissioning agent hired by Owner.

    The base building DDC controls contractor is Ainsworth. Ainsworth should be engaged for the DDC controls scope.

    The project targeted completion date is 2025 Fall, but no later than 2025 Winter.

    The scope of work under this project as follows but not limited:

    Roofing Replacement both Towers
    • Main low-slope roof and 7th floor deck
    • 10 Year RCABC Guarantee
    • Guardrail at low parapets
    • Roof hatches
    • Concrete paver
    • Structural staircases
    • Coordinate with Telecommunication companies to relocate their equipment to facilitate the roofing work
    Mechanical Upgrades
    • New air source heat pump on roof to provide domestic hot water, space heating, and cooling
    • New domestic hot water tanks
    • Fan coil units in the suites and associated pipe and bulkhead
    • Mini-split heat pump in the ground floor lounge, amenities, and office
    • New humidistat sensor modules within all existing bathroom exhaust fans
    Electrification
    • New outdoor unit substation
    • Electrical underground ducting
    • Parking Lot excavation & Replacement
    • Temporary Generator while Electrification to power both towers
    Parking Lot Excavation & Replacement
    • New asphalt drive aisles and subgrade work
    • Excavation and reinstatement for new electrical services
