    MANDATORY INFORMATION MEETING
    Bidders must attend a site visit on the specified date and time below:

    Date: Wednesday, July 31, 2024
    Time: 2:00pm PT.
    Location of Site Meeting: 305 Hart Street, Nelson BC, V1L 5N4

    Site visits begin promptly at the time, date and location specified above.

    A sign-in sheet will be provided, and all Bidders are required to sign in. Note that submissions will only be reviewed for those Bidders who have attended and signed the sign-in sheet. No exceptions to this will be permitted.


    All questions and enquiries from the site visit must be submitted to the ITT Contact person prior to the date and time as per section 3.2 Timetable.

    Representatives of your firm attending a site visit must provide and wear appropriate Personal Protective Equipment.

    Brief Description of Work

    The work includes Interior and Exterior Renovations and as further set out at Appendices:
    1. Appendix E – Specifications

    Unless otherwise stated in this Invitation to Tender (ITT) document, the Contractor, at their own expense, is responsible to provide the required Design Services and Construction Documents by all applicable design consultants and Permitting & Licensing required by all applicable Governing Bodies.

    Electrical upgrade and Fire System install
    Supply and install a sprinkler system in the interior of the home, all sprinkler heads must be hidden.
    Supply and install a sprinkler system with dry heads in the exterior locations of the home.
    Provide new combined buried water service c/w shut-off valve and concrete chamber, upsized to suit both domestic and fire/sprinkler system loads in the home.
    Provide independent heat pump for cooling / heating for all living spaces on 3 floors, for the main and the bottom units.
    Upgrade the electrical system only as required to suit new heat pump install and fire protection system.
    Install emergency lighting and exit signage.
    Sprinkler system must be installed first before remaining scope is completed.

    Building Envelope
    Replace the existing roofing, vents, and flashing.
    Replace all damaged/rotten roof sheathing with the same type of existing sheathing.
    Replace all damaged drip-edging with NEW matching drip-edging,
    Repair damaged downspouts.
    Improve ventilation in attic.

    Safety Railing:
    1. Tighten and reinforce metal deck safety railing.
    2. Fix any damaged or missing part of the railing.
    3. Make deck handrail ends flush with rest of the railing or safeguard to avoid injuries.
    4. Replace siding and flashing at the rear gable.

    Interior Scope
    Decommission the middle kitchen. Remove stove, microwave, upper cabinet above stove, and hood vent
    Replacing exterior and interior door locks to keypad locks Patch & Paint ALL Interior walls and trims (e.g.: baseboard, casing, existing paint flashing, cracks & gaps, screw & nail pops, etc.

    Landscaping and Fencing
    Add a 5.9 ft high fence on the side and the back, where there is no fence. Treated posts with galvanized steel bottom brackets and open bottom fence to avoid moisture.

    No Hazmat abatement work is required as the house was built in 2004.
    The residents are expected to move in by end of September 2024.
