The project consists of a structural seismic upgrade with HVAC, envelope, and fire suppression enhancements to the existing Alfred B. Dixon Elementary School located in Richmond, BC. The construction will occur in an occupied teaching environment with upgrades being phased and utilizing three temporary portable classrooms and three other areas for swing space. The main focus of the structural upgrade is to connect the foundations to the roof diaphragms for improved performance in a seismic event. Foundations will be added to and strengthened, foundations and footings will be replaced, and strengthened, shear walls added, and improvements made to the roof diaphragms along with a completely new roof system. The existing fire suppression system will be upgraded and added to. The parking area at the front of the school will be expanded with a revised parking plan. The lowest or any tender will not necessarily be accepted.
