Description
This ITT is an invitational solicitation run via one of BC Housing’s region-specific prequalified rosters for Prime Contractors. This second stage ITT has been posted publicly to enable Subcontractors and/or Trades who are interested in participating in the project to connect with the invited prequalified Bidders listed below. Only the invited, prequalified Bidders listed below may participate in the bidding process and attend the mandatory site visit.

Mandatory Site Visit
Bidders must attend a site visit on the specified date and time below:
Date: July 24th, 2023
Time: 2:00 PM PT
Location of Site Meeting: Coquitlam Kinsmen Estates – 1320 Pinetree Way, Coquitlam, BC
Site visits begin promptly at the time, date and location specified above.
A sign-in sheet will be provided, and all Bidders are required to sign in. Note that submissions will only be reviewed for those Bidders who have attended and signed the sign-in sheet. No exceptions to this will be permitted.
All questions and enquiries from the site visit must be submitted to the ITT Contact person prior to the date and time as per section 3.2 Timetable.
Representatives of your firm attending a site visit must provide and wear appropriate Personal Protective Equipment.
Brief Description of Work
The Coquitlam Kinsmen Estates contains forty residential units within six separate buildings; they are located at 1320 Pinetree Way in Coquitlam, BC. Two of the six multi-unit buildings were constructed over an underground parking garage. The remaining four buildings were constructed over crawlspace. The complex was built early 1990. The property consists of (22) two bedrooms units, (14) three bedroom units, (4) four bedroom units and (1) amenity building.
There were several reports that the site has been experiencing leaks from the poly-b plumbing.
The project consists of replacing all existing copper and poly-b piping throughout complex including drywall patch, repair and repaint.
Prime Contractor will be responsible for coordination of all their subtrades during the project and ensruing that they complete the work as per the project specifications and schedule.
During the re-piping, the tenants will be living in their suites. Construction should be phased to minimize impact on the tenants.
Prior to the contractor entering any suites, written notification should be supplied to the suites and to the building manager 72hrs in advance. Copies of all these notices are to be kep on site.
The tenants will occupy in their units during the repiping project. The wokr should be considered for that to minimize interruptions to water service.
Contractor should coordinate shutdown and interruption to existing plumbing systesm with the consultant and the owner’s representative. All planned service interruption must be confirmed in writing and individual notice to each unit will have to be issued 72hrs in advance.
Contractor should perform work associated with shutdowns and interruptions as continuous operations to minimize shutdown time and reinstate systems as soos as possible, and prior to any shutdown, ensure materials and labour required to complete the work for which shutdown is required are available at site. Max shut down should not exceed 8hrs.
During the day the contractor to keep the construction areas tidy and ensure there is a clear path for the tenants enter and exit their space.
Contractor is responsible for all permits (except Building Permit) required to complete this work. Building permit has been applied by the Consultant.
Contractor is responsible to get the shop drawings approved and ordered to meet the project schedule.
