    Brief Description of Work
    The work includes mechanical upgrades and as further set out at Appendices:
     
    1. Appendix E – Specifications and Drawings

    Shuswap Ilahee Lodge is a 30 unit complex comprised of 16 bachelor units, 13 one-bedroom units, 1 two-bedroom unit, a facility building and a storage building. The buildings are all one storey and are of wood framed construction with a crawlspace below. The buildings utilize horizontal vinyl siding and are protected by a torch-on 2-ply SBS roof.

    The project scope is primarily focused on mechanical components and includes, but is not limited to, the following:

    1. All tools, equipment, site supervision and site safety necessary to complete the work.
    2. Removal and abatement of all drywalls affected by the Work
    3. Removal and abatement of all existing ducts, pipes, fan coils, and domestic hot water tanks as per drawings.
    4. Removal and abatement of all other materials affected by work, including hazardous materials.
    5. Installation of new Heat Pump Units, including electrical, controls (thermostats), connections,
    seismic supports, refrigeration lines and condensate lines. Refer to Specification Section 23 81 40.
    6. Supply and install new electrical panels according to the electrical drawing (refer to E06) provided and provide electrical power to the necessary equipment.
    7. Installation of new energy recovery ventilators, including electrical, controls, ducting and duct
    cups, access panels and seismic supports. Refer to Section 23 72 00.
    8. Provision of new drop ceilings and/or bulk heads and repairing of existing ones.
    9. Installation of new Electric Baseboard Heaters, including electrical and controls (thermostats).
    Refer to Section 23 82 39.23.
    10. Installation of new CO2 heat pump hot water heaters, including the necessary piping,
    controls, electrical connection, vent opening, ducting and seismic support. Refer to Section
    23 81 40.
    11. Repairing and repainting of all affected areas including building cladding. Repainting to match existing building color and to be corner to corner.
    12. Firestopping all penetrations as required by BCBC.
    13. Perform commissioning tests as per the BCH building commissioning guidelines and as
    outlined in this document and submit the completed reports at or before substantial
    completion of the project. Refer to Section 01 78 00.

    This project is urgent in nature and requires a substantial completion date no later than December 31st, 2023. We will require the successful proponent to work diligently to ensure this target is met.

    The buildings will be fully tenanted throughout the duration of the project and the contractor must submit a schedule to support this for review and acceptance by Interior Community Services and BC Housing. The contractor will work closely with the non-profit in finalizing access (where required), advisory notices, training, commissioning, and deficiencies for operations.

    Mechanical trades/subcontractors must be an Income Qualified Program Registered Contractors, in good standing, and must meet program eligibility requirements.
