    Description
    This ITT is an invitational solicitation run via one of BC Housing’s region-specific prequalified rosters for Prime Contractors. This second stage ITT has been posted publicly to enable Subcontractors and/or Trades who are interested in participating in the project to connect with the invited prequalified Bidders listed below. Only the invited, prequalified Bidders listed below may participate in the bidding process and attend the mandatory site visit.

    Mandatory Site Visit
    Bidders must attend a site visit on the specified date and time below:
    Date: Tuesday, November 7th, 2023
    Time: 1:30 pm PT
    Location of Site Meeting: 330 East 6th Avenue, Vancouver, BC

    Subcontractor Attendance is Optional.

    Site visits begin promptly at the time, date and location specified above.

    A sign-in sheet will be provided, and all Bidders are required to sign in. Note that submissions will only be reviewed for those Bidders who have attended and signed the sign-in sheet. No exceptions to this will be permitted.

    All questions and enquiries from the site visit must be submitted to the ITT Contact person prior to the date and time as per section 3.2 Timetable.

    Representatives of your firm attending a site visit must provide and wear appropriate Personal Protective Equipment.

    Brief Description of Work

    The work includes Elevator Modernization and Fire Alarm System (FAS), Electrical, and Mechanical Upgrades and as further set out at Appendices:
    1. Appendix F – Specifications and Drawings

    All bidders MUST submit their completed submission bid spreadsheet at 10:00am the day after the submission deadline to asullano@bchousing.org
    Failure to comply with this requirement will be considered deemed non-compliant.
     
    • It is intended that all three projects will be awarded to one General Contractor: Portland Hotel, Chelsea Tower #7 and St. Helen’s Hotel; however, there will be a separate awarded CCDC2 contract for each property.
    • Be the Prime Contractor as required by WorkSafe BC. 
    • Coordinate all Work with the work of others, including elevator, electrical system, mechanical system, and provide safe and secure access to building, suites, elevator hoistway, machine room, and areas as necessary to allow completion of the work.
    • Provide operational mini-split heat pump to elevator machine room and include seismic connections as necessary.
    • Separate price included for Elevator Preventative Maintenance Contract to cover the complete post-warranty maintenance scope of service of the elevator for a contract period of five (5) years.  The Owner at its own discretion may enter into a separate contract for this scope of work with the successful proponent. 
    • Overall tender 1070-2324-200 submission price will be weighted accordingly to account for this separate scope price as submitted in Appendix C4 and Appendix C5.
    • Time is of the essence and separate prices are requested to expedite the elevator modernization and overall project schedule.
