    Description
    This ITT is an invitational solicitation run via one of BC Housing’s region-specific prequalified rosters for Prime Contractors. This second stage ITT has been posted publicly to enable Subcontractors and/or Trades who are interested in participating in the project to connect with the invited prequalified Bidders listed below.

    Only the invited, prequalified Bidders listed below may participate in the bidding process and attend the mandatory site visit.

    MANDATORY INFORMATION MEETING
    Bidders must attend a site visit on the specified date and time below:

    Location of Site Meeting: 1133 Reynolds Road, Victoria BC

    Site visits begin promptly at the time, date and location specified above.

    A sign-in sheet will be provided, and all Bidders are required to sign in. Note that submissions will only be reviewed for those Bidders who have attended and signed the sign-in sheet. No exceptions to this will be permitted.

    All questions and enquiries from the site visit must be submitted to the ITT Contact person prior to the date and time as per section 3.2 Timetable.

    Representatives of your firm attending a site visit must provide and wear appropriate Personal Protective Equipment.

    Brief Description of Work
    The work includes various interior and exterior upgrades as per below and as further set out at Appendices:

    Appendix E – Specifications and Drawings

    Abbeyfield House is a two-storey family style independent living building located at 1133 Reynolds Road in Saanich. There are 12 total residential units as well as a guest suite and a two-bedroom caretaker suite on the second level. The building was constructed in 1988, is of wood-framed construction, and is clad with vinyl siding and an asphalt-shingle roof. The windows have been replaced recently and are not included for replacement with this project, although removal and replacement to accommodate proper tie-in to the new cladding system will be required.

    The scope of work includes, but is not limited to, the following:
     
    • Removal of various finishes and items for new work to be installed
    • Replacement of the envelope cladding system
    • Modify front entryway & post & beam;
    • Replacement of the roofing system & skylights;
    • Replacement of all soffits and downpipes;
    • Replacement of the entrance door with automatic door closer (BFA);
    • Replacement of all exterior sliding patio doors & exterior doors;
    • Replacement of all bi-fold closet doors;
    • Replacement of domestic water distribution system;
    • Replacement of bathtub in Bathroom 1 with walk-in shower;
    • Replacement of all toilets and bathroom exhaust fans;
    • Replace all exhaust fan hard ductwork with insulated flex piping, size to suit new exhaust fan & connect to fan & vent at roof – Separate price
    • Replacement of Fire Alarm system (FAS), including Annunciator, Fire Alarm Panel and all smoke detectors and heat actuated devices.
    • Replacement of entire electrical main distribution center and panel boards, no service upgrade. Include temporary power for entire building.
            .1 Included are some additional power supply within the building.
            .2 Additional Panel for Heat Pumps
            .3 Power breaker, cable and outlets at side of building for 3 E-bikes – Separate    
             Price;
    • Replacement of all electrical baseboards with new ones;
    • Replacement of existing and new perimeter fencing and privacy panels;
    • Replacement and upgrade of exterior & site lighting;
    • Wet Sprinkler system – remove from attic and install into heated space;
    • Replacement of parking lot asphalt pavement - Separate Price;
    • Install a new video/voice intercom entry system at front door to all suites and connect to front door to allow remote access to allow access in;
                   .1 Include swipe card access at all exterior doors with electronic strikes
    • Install new split system heat pumps in common area and every suite;
    • Removal of some concrete & install concrete ramps on exterior of patio doors;
    • Install new Allan Block Planters;
    • Modification of existing irrigation system where shown;
    • Attic improvements including added insulation and exhaust duct connections;
    • Firestopping and misc. works required to complete the project; AND
    • Removal and reinstall of existing windows
