Description
This ITT is an invitational solicitation run via one of BC Housing’s region-specific prequalified rosters for Prime Contractors. This second stage ITT has been posted publicly to enable Subcontractors and/or Trades who are interested in participating in the project to connect with the invited prequalified Bidders listed below.
Only the invited, prequalified Bidders listed below may participate in the bidding process and attend the mandatory site visit.

A sign-in sheet will be provided, and all Bidders are required to sign in. Note that submissions will only be reviewed for those Bidders who have attended and signed the sign-in sheet. No exceptions to this will be permitted.

Representatives of your firm attending a site visit must provide and wear appropriate Personal Protective Equipment.
Brief Description of Work
The work includes masonry repair, roof repair, wall assembly waterproofing repair, parkade soffit concrete repair, upper and lower lobbies painting, and metal flashing of venting pipe replacement and as further set out at Appendices:
a. Appendix E – Specifications and Drawings
b. Hazmat Inventory
c. Anchor location and inspection report
Hall Tower extension was built in 1977, 16 storey managed social housing building consisting of 331 units and one below grade parking garage.
For this project, contractor will carry the scope of masonry repair, roof repair, wall assembly waterproofing repair, parkade soffit concrete repair, upper and lower lobbies painting, and metal flashing of venting pipe replacement.
Contractor will be responsible for coordination with the building management team during the project and ensuring that they complete the work as per the project specifications and schedule.
The project base scope of work includes but not limited:
• Install patch membrane and new cap sheet membrane to repair roof blister, roof work needs to be done by RCABC certificated roofer.
• Removal and recycling or disposal of the existing broken masonry units and replace with new masonry unit to fit gap and match existing type and color.
• Maintain existing thru-wall membrane and provide sealant to the masonry according to the specs.
• Revise wall assembly on targeted area to repair waterproofing issue around the amenity room.
• Remove surface corrosion on target areas in parkade soffit concrete and infill concrete to fix the exposing rebar issue.
• Provide painting to upper and lower lobbies
• Provide new metal cap flashing for curbs, base of walls, parapets, etc. Connect flashing at exterior face with a continuous exterior clip and provide new exposed fasteners at interior face to meet RCABC requirements.
• Any damage caused to the interior finishes as a result of ongoing construction to be replaced with new to match existing by the contractor.
• Provide mock-up of all details for approval prior to proceeding with subsequent installation
• Contractor is responsible for safety on job site during construction.
During the renovation the occupants will be living in their suites. Amenity room will be in use
during construction. Construction should be phased to minimize impact on residents.
All work is to be completed M-F 9am – 5pm with noisy work limited to M-F 10am-3pm.
Prior to the contractor executing scope in amenity room, written notification should be
supplied to the building 5 days in advance. Copies of all these notices are to be kept on site.
During the day the contractor to keep the construction areas tidy and ensure there is a clear
path for the occupants.
All planned service interruptions must be confirmed in writing to the Owner no less than 14
calendar days prior to the date of the planned service interruption.
At the completion of the testing, and demonstration submit to the consultant a letter
certifying that all work specified under this contract is complete, clean, and operational in
accordance with the specifications and drawings.
Contractor is responsible for any permits that are required to complete this work. Contractor is
responsible to get the shop drawings approved and ordered to meet the project schedule. All
proponents to this ITT including the selected Contractor hereby acknowledge and agree to
abide by the timelines of the AHJ building permit approval process. Therefore, the Owner is
not responsible for any delays associated with the building permit application and building
permit approval by Authorities Having Jurisdiction
