    Request for Proposals for General Contracting Services for Fleming College Haliburton Campus - Construction of the Haliburton Student Residence Buildings

    This Request for Proposals (the “RFP”) is an invitation by The Sir Sandford Fleming College of Applied Arts and Technology (the “College” or “Fleming College”) to general contractors, pre-qualified under RFSQ #ADMIN22-02 (“General Contractors”), to submit proposals for General Contracting Services for the Construction of the Haliburton Student Residence Buildings at the Haliburton School of Art and Design, Haliburton Campus, 297 College Drive, Haliburton, ON, K0M 1S0 (the “Project”), as further described in Section A of the RFP Particulars (Appendix D) (the “Deliverables”).

    All questions with respect to this project are to be submitted directly to the architect by any one of the Pre-Qualified General Contractors.

    The General Contractors who have been pre-qualified for this project are as follows::
    1. Aquicon Construction Company Ltd.
    2. JJ McGuire General Contractors Inc.
    3. MJ Dixon Construction Ltd.

    For the purposes of this procurement process, access to the Request for Proposal Package will be provided directly to the Pre-Qualified General Contractors as well as the following construction associations by the architect, Brook McIlroy Incorporated.

    Equipment and material suppliers, as well as interested sub-contractors may obtain documents from any of the pre-qualified general contractors or construction association listed above.

    The Haliburton Student Residence Buildings Project consists of the construction of two (2) new residence buildings as well as associated site work at the Haliburton Campus of Fleming College.  The Project is located at 297 College Dr, Haliburton, ON, K0M 1S0.  The Work will be Phase 1 of a potential multi-phase project.  

    Building Scope of Work for Phase 1 shall include, but not be limited to: Load bearing wood framing with some structural elements constructed of cast in place concrete as well as load bearing concrete masonry units.  A full mechanical, electrical, communications and security scope will be included as part of the Project.  Additionally, the Project scope will include extensive site servicing including regrading, paving, stormwater retention and electrical infrastructure. 

    Each of the new buildings will be three (3) storeys in height and have been designated as types: Pavilion A or Pavilion B.  In total, the Project anticipates construction of one (1) Pavilion A building type and one (1) Pavilion B building type for a total of two (2) new buildings on site.
    Pavilion A will include ten (10) double occupancy suites and one (1) accessible single occupancy suite on the ground floor for a total capacity of 21 beds.  The building area is approximately 260 square metres with a total gross floor area of 850 square metres (9,150 sf). 
    Pavilion B includes ten (10) double occupancy suites, three (3) non-accessible single occupancy suites and three (3) accessible single occupancy suites for a total capacity of 26 beds.  The building area is approximately 340 square metres with a gross floor area of about 1,140 square metres (12,270 sf).

    The interior of the buildings will consist of new dormitory and associated residential spaces such as lounges and reception and office space.  Construction will be primarily conventional wood stud framing with some cast concrete and concrete masonry scope at the elevator and stairs.  Interior fit out will be primarily painted gypsum board finishes as well as a modest amount of custom millwork.  Flooring will consist primarily of resilient luxury vinyl tile (LVT) as well as some porcelain tile at the ground floor.

    Suppliers and their representatives are not permitted to contact any employees, officers, agents, appointed officials, board members or other representatives of the College concerning this RFP.
