    EXECUTIVE SUMMARY

    The Playhouse (686 Queen Street), originally built in 1964, was identified as requiring major upgrades to maintain operation. Addressing the aging physical infrastructure of the Playhouse has been a strategic priority for Fredericton Playhouse Inc. (FPI) for several years. Having received a series of technical reports on the facility's present state and potential future, it is evident that the Playhouse is at the end of its functional life and is living on borrowed time.

    Feasibility studies presented a strong case for a 72,000 square foot multi use facility to support the performing arts. This facility is anticipated to serve Fredericton and surrounding area for the next 50 years.

    Fredericton Playhouse Inc. is seeking detailed proposals from construction firms to provide construction management services for the new Fredericton Performing Arts Centre. The Construction Manager will be part of a team to design and construct the new facility.

    The successful Construction Management firm will play a key role on the Project Team and provide professional services for the duration of the project. The services will be required during pre-construction, construction and post construction phases of the project.

    The project has a budget of $58.3 million in 2021 dollars including contingencies (excluding HST). Pre-construction preparation is expected to take place during the summer of 2023, with construction following shortly after and an anticipated substantial completion of November 28, 2025. Post-construction services will be required for the 1-year warranty period, ending November 28, 2026.

    RFP INFORMATION

    The purpose of this Request for Proposal is to identify the most qualified firm who has the resources, experience, skill and capacity, to undertake construction management services and construction under the terms and conditions described within this RFP. The Owner intends to enter into a Contract to provide services and construction for the PAC.

    The Owner expects the construction management firm, working in conjunction with Consultants and the Owner, to coordinate the delivery of the project in an organized and efficient way. The following sections will provide the proponent with information relating to the RFP, such as unique terms, schedule, contract, submission requirements, and evaluation criteria.
